4-Point System for Questions

How to Answer Questions You May Not Yet Know

  • “I don’t know…
    • This gives transparency and also allows you the ability to confidently say you don’t know and show you aren’t shaken by something.
  • “I’ll find out…
    • This shows you know how to find answers.
  • “In my experience….
    • This is your chance to showcase your knowledge!! Take your time in this, don’t be afraid to give an opinion!
  • “Insert Question?”
    • This will maintain control of the conversation. If you don’t volley back a question, it quickly changes the dynamic.

Here are 2 examples:

Q: What year is the roof?

a)   I don’t know, I’ll see if I can find out. More than the age I would be worried about the condition. I have seen brand new roofs not installed correctly, or pressure washed and completely destroyed, and then in the same breath roofs 10 years past their life that are perfect. Have you owned a home before?

 

Q: What does the HOA due cover?

a)   I don’t know, but I’ll jump into the HOA docs and find out. Typically a condo like this the dues would cover water, sewage and trash, and then of course the big maintenance things like when a new roof or siding is needed. I’ll also take a look at the reserves and see how the financials look. Have you owned a condo before?

 

Homework & Practice:

Take these questions, and type up your answers, practicing each one out loud, so you sound confident! Some questions you may have the answers to, but let’s just practice here as if you did not have the answer in front of you:

  1. What year was this built?
  2. Why are the owners selling?
  3. Can the basement be finished?
  4. Can I put a shed on the property?
  5. Will the HOA allow for dogs?
  6. Is there street parking?
  7. Will the garage fit a taller truck?
  8. Is there enough room on the side of the house to store an RV?
  9. How long has the house been on the market?
  10. Are the sellers willing to take a lower offer?
  11. Are the sellers willing to take a contingent offer?
  12. Are the sellers going to throw in the hot tub and pool table?
  13. I don’t see any pictures of the master bath, what condition is it in?
  14. What size is that living room?
  15. Are the windows old?
  16. Can the driveway fit 4 cars?
  17. What elementary school does it feed to?
  18. Can I put in an ADU?
  19. Is the backyard fenced in?
  20. Where is the property line?
  21. That second bedroom looks really large, can I make this into 2 bedrooms?
  22. Does the house have any window coverings?
  23. How far is it to the nearest bus line?
  24. Is there anywhere in the house that could serve as an office?
  25. Is the washer and dryer included?
  26. Is it gas or electric heat?
  27. Has there been any drainage issues?
  28. I see updated sound system, do you know what kind?
  29. Has there ever been a death in the home?
