We’ll walk you through every phase using memorable frameworks while giving you the tools and scripts to build trust, handle objections, and smoothly guide the conversation—regardless of where the visitor is in their buying journey.

Whether you’re a seasoned agent or just sharpening your open house strategy, this training will help you confidently deliver an experience that feels personalized, professional, and purposeful.

Two Comparable Properties

  • Have other properties ready that you can go and show

Marketing Packets

  • Bring both buyer and seller packets

Value

  • Identify another source of value you can include in that packet. It could be local coupons/sales in the area, a great dog park, or a new restaurant. 

Greeting – E.V.T

Expectations

  • Lay out expectations of the open house.
  • “It’s great to meet you guys. Have you been to an open house before? Feel free to open cupboards, cabinets, and closets. I don’t own this home, so please don’t hold back on negative commentary.”

Value

  • Give them their valuable folder
  • “I did print off the information for this house, as well as 2 others that we can go look at right after if you have interest and time allows for you” DO NOT give marketing packets at this time.

Tour

  • Let them know how you will be touring (with them or solo) 

WALK THROUGH – 5 W’s

W’s

  • 5 W’s you learned in school. Who, what, when where and why
  • “What has you thinking of moving?”

WRAP UP:

Tour More Homes Today:

  • “Do you want to pop out and see either of these additional homes?”
    • YES / NO – Go to next section

Step 2:

Buyers Consult OR Tour More Homes:

  • “Before you go, I always like to give the opportunity for my clients to have a buyer’s consultation to cover all the intricate details, we can do zoom or in person, whatever is easier for you OR go back out and look at more homes. Which do you prefer?”

OBJECTIONS – A.V.S

“No, I think we are good. We are going to hold off right now.”

AVAILABLE:

  • “I am here for you when you are ready.”

VALUE:

  • “I’m going to follow up with an email once I get back to my computer. I highly encourage you to read it. Here is a packet, I do want you to read through, it has content that regardless of your situation or timeframe, it is going to help you.”

SCHEDULING:

  • “This is my job, so part of the fun part is that I have my phone on me 24/7, so next time you want to see a home just shoot me a text or give me a call.”
